A suitable tenancy may be able to continue, avoiding an unnecessary notice process, vacant possession and disruption for a tenant you know.

The property needs attention

Dated presentation, repairs or compliance work do not automatically rule a property out. I will consider the condition honestly when assessing whether a purchase works.

Privacy matters

A direct conversation can reduce repeated viewings and wide circulation. Your property will not be posted into investor groups by me.

Timing or certainty matters

Where the numbers work, completion timing and genuine obstacles can be discussed at the outset rather than discovered late in the transaction.

A sale does not always require ending a good tenancy.

I am a qualified Scottish letting agent with practical experience of tenancy, compliance and property-management requirements. Where a property and tenancy are suitable, I can consider buying with the tenant remaining in place.

Tenancy and compliance information can be reviewed early. That gives both seller and buyer a clearer picture and can preserve continuity for a tenant rather than creating an unnecessary move.

Every situation is assessed individually. No assurance about continuing a tenancy is given until the tenancy and property have been reviewed.
